As a renter of a house is it my responsibility to wait around for repair technicians or the management company Renting a newly built house I had to wait for repair men between the hours of 8 and 12 or 1 and 5 no less than 10 times in my 1st year. All of the issues were warranted by the home builder but, the management company said it was my responsibily to let them in the house and wait around until they completed the repairs. They said it was simply the luck of the draw as the 1st renter of the home.
Yes it is up to the renters to wait around for the technicians. I have had the same problems. I am sixteen and i have to be alone in the house with a bunch of foul-mouthed people because parents are busy and there has to be someone there to let them in. References :
Where I live in Illinois it would be the management or owners responsibility. On the other hand I would not want my stuff unattended with workers in the house. they schedule the work and you have to be there? If you can't make a living you can't pay the rent, have you pointed that out? References :
You're actually not required to be there at all, if you trust the workers to handle the issues in your absence. However, the management company isn't required to be there either. You could easily make arrangements for access with an inexpensive 'key lock box' to allow the workers access to the premises.
If you want someone to be present when the repairs are done, then YOU get stuck being that person. References :

If they didn't commit to waiting around in the lease, then it is your responsibility.

Well you could just leave the front door open for them or give the key to a neighbor.
